Compare TractTerm with the alternatives
TractTerm is borrower-side debt management for commercial real estate owner-operators: a loan register with each loan's real structure, a covenant register with scheduled tests, computed DSCR, LTV, and debt yield, rate-cap and maturity warnings, and lender reporting packages assembled from data already in the system. It is not a lender or servicer and never moves money. The tools it gets compared with are mostly institutional and quote-only; these pages lay out what is actually known about each, with every fact dated to the landscape review of August 20, 2026.
Alternatives guides
- LoanBoss alternatives: the closest purpose-built platform peer, its Capterra-listed starting figure, and the full borrower-side field from institutional to self-serve.
- ChathamDirect alternatives: the institutional category-definer, and the published-price options for the owner below institutional scale.
Head to head
- TractTerm vs TreasuryView: the only comparison in this category where both columns carry public prices; CRE-dedicated depth versus multi-currency treasury breadth.
The incumbent that isn't software
- The loan covenant tracking spreadsheet: what it takes to run covenants in a workbook, and the failure modes that arrive with scale.
A note on missing names: Lobby CRE and DebtBook appear in the alternatives guides but have no dedicated pages, Lobby CRE because it is a broader portfolio-intelligence product with no public pricing to compare, DebtBook because it serves government and nonprofit finance, not CRE owners. CoreCast is excluded entirely while its vendor site remains unstable (root domain unreachable on our August 2026 checks). Comparison pages here carry only claims we could verify on the day they were written, and they change when the landscape review changes.
