This is the current TractTerm Module Schedule, effective as of the version and date shown above. It supplements the Master Platform Agreement and applies only to your use of TractTerm. 1. How this Schedule works
This Schedule supplements the Master Platform Agreement and applies only to your Organization's use of TractTerm. Together, the Master Agreement and this Schedule are everything a single-module customer needs — you shouldn't have to read another Module's Schedule to understand your obligations for TractTerm. Terms not defined here have the meaning given in the Master Agreement. This Schedule describes TractTerm as of the Schedule's version date; functionality evolves per Section 8 of the Master Agreement.
2. Scope
This Schedule takes effect for your Organization when you activate TractTerm, and its terms apply only to TractTerm — not to any other Module your Organization may also have active.
3. Module-Specific Terms
TractTerm is a system of record for your organization's commercial real estate debt. Your team records each loan's terms — principal, dates, rates, amortization, balloon payments, and interest-only periods — along with covenants and their reporting deliverables, and files loan documents against the loan they belong to (with software-assisted abstraction your team confirms). TractTerm computes covenant metrics such as DSCR, LTV, and debt yield from the data you record, watches maturities, rate resets, cap expirations, and reporting deadlines, and produces portfolio summaries and tear sheets.
TractTerm also tracks reserve and escrow balances, funding schedules, and draw records — including construction-loan draw requests reconciled against a schedule of values — and provides financial estimators: prepayment and payoff cost estimates, and hedge and debt mark-to-market valuations computed from the data you record and the market inputs you supply or that TractTerm sources.
Where your Organization also has Atlasafe active, TractTerm can link a loan's lender-mandated insurance requirements to the property and policy records your Organization maintains in Atlasafe and show required versus recorded coverage side by side. This operates only on your own Organization's data in both Modules, per Section 6 of the Master Agreement.
TractTerm never moves money: it has no payment rails, holds no escrow, and makes no disbursements. It is not a lender, loan servicer, or broker, and it provides no financial, investment, or legal advice. Its calculations, estimators, and valuations produce informational estimates derived from the data your organization records — they are not appraisals, payoff statements, or investment advice, and they do not modify or interpret your loan agreements. Your obligations to your lenders, and the binding figures for any payoff or covenant, are determined solely by your loan documents and your lender.
Where these terms address a matter also covered by the Master Agreement, these TractTerm-specific terms control for TractTerm.
4. Versioning
This Schedule versions independently of the Master Agreement. The version and date shown above are what an acceptance record for TractTerm refers back to.
